You can try to buy a house on your own, but you don't end up getting that 25K back. There was a whole national antitrust lawsuit and settlement over this recently but it didn't really end up fixing the problem on ground level, at least not in MA. Either the seller's agent will pocket the entire double commission, (since technically the buyers fee comes from the sellers fee) or they will give the seller a small discount, typically 1%, not the full 2.5%. In order to actually save that 2.5 percent you have to become a broker, (which is complicated) or you could work with me.
